Basics of the first lease property
1. 1 the teahouse rented by a is located on the street of in shenzhen city, with clear property rights and no mortgage, debt or other rights disputes。
The building area of the teahouse is m2 and the leased area of 2 m2 for b。

Second lease term
2. 1 the lease term of this contract is , from to 。
2. 2 upon expiry of the lease, if party b is required to continue the lease, it shall notify party a in writing one month in advance and enter into a new lease contract. A has the right to adjust rents to market conditions, which are determined by mutual agreement。
Article iii rent and payment modalities
3. 1 rent is rmb (in capital): (in lowercase): /month。
3. 2 party b pays rent every three months and three months at a time。
3. 3 b shall pay rent to an account designated by a prior to the date of the month, and if it is overdue, the b shall pay per cent of the rent payable as late cash。

Article v change and termination of contract

In case of early termination of the contract by a, one month's notice shall be given to b and the corresponding compensation paid by b。
If party b terminates the contract in advance, it shall give one month's notice to party a and pay the corresponding breach of contract for party a, which is per cent of the monthly rent。
Article 6 liability for non-compliance
6. 1 party a is in breach of this contract and party b is entitled to hold party a liable for breach of contract。
6. 2 party b is in breach of this contract and party a is entitled to hold party b liable for breach of contract。
Article 7 dispute settlement
7. 1 the law of the people's republic of china applies to the conclusion, performance, interpretation and settlement of disputes。
7. 2 disputes arising in the course of the performance of the contract between the parties shall be settled by friendly negotiations, which, if they fail, may be brought before the people's court at the place where the contract was concluded。
