After more than a month of operation since the implementation of article 8 of the new deal for communicable estates, on 5 april, there has been a marked decline in the turnover of the composting real estate market and a fall in the price of the bargain, with policy effects emerging. On 10 may, journalists were informed by the municipal association of real estate industries that in april, the trade-off ratio of commercial houses and second-hand dwellings in the city of fatty had decreased by 14. 3 per cent and 27. 1 per cent, respectively, and that the trade-off ratio of commercial dwellings and second-hand dwellings had decreased by 1. 7 per cent and 5. 3 per cent, respectively。
The price of urban commodity housing fell
With regard to the sale of commercial housing, one month after the implementation of the new deal, the prices of urban commercial housing fell in comparison to march. In april, 70. 44 million square metres (5760 units) were recorded for commercial residential sales in the fertilizer metropolitan area, a decrease of 14. 3 per cent and 6. 7 per cent from march. In april, the average market price of the composting urban residential stock was $19383 per square metre, down 1. 7 per cent from march, and the average urban residential stock area was 122. 3 square metres, down 1. 2 square metres from march。
There's been a significant drop in the trade in second-hand rooms
In the area of second-hand house trading, there has been a marked decline in the turnover of second-hand houses and a fall in prices. In april, 11273 units were contracted in the co-fertilized municipalities, a decrease of 27. 1 per cent compared to march. Further analysis revealed that 2988 units were sold in restricted areas, a decrease of 45. 4 per cent; and 8285 units in open areas, a decrease of 13. 0 per cent. In april, the average value of second-hand dwellings in the mixed city was $17,834/m2, a decrease of 5. 3 per cent from march. Of this amount, the average purchase area was $25885/m2 and the average non-restricted area was $15430/m2。
There's been a drop in trade in hotspots in non-restricted areas
The hotspots in the off-restricted areas fell in trade, but prices rose, particularly in the primary schools of peace. In april, compared to march, 283 second-hand homes were contracted in the primary school district of tunbrook road, a decrease of 6. 6 per cent; 358 in the primary school district of peace, a decrease of 40. 3 per cent; 227 in the secondary school district of 48; and 577 in the secondary school district of 38, a decrease of 1. 4 per cent。
Real estate market expected to stabilize
The municipal real estate associations analysed that, with the introduction of the new real estate deal on 5 april and the inauguration of the new housing roll-out policy by-laws and degree-based policies, the housing market was expected to become more stable owing to the expected decline in housing prices; after the roll-on registration, the market was clearly supplied, demand was clear, information was transparent and notarized sales were systematically eliminated and marketing practices were further regulated。
