    What's a rental sale

    1. If the lessee is required to conduct a personal examination of the tender, the condition of the tender is based on the actual circumstances at the time of the examination. The lessee is required, after a full investigation of the condition of the subject matter and the risk of the transaction, to apply to the centre for a lease and to deposit a bond to the designated bank account of the centre, as required by the bulletin. Once each intended lessee has submitted an application for registration and made a bond, it indicates that it is fully aware of the status of the subject matter and the relevant agreement, voluntarily accepts the entire status and defects of the subject matter and is willing to assume all responsibility and risk, without refusing to perform the corresponding lease obligation on the grounds that it is not aware of the status or defects of the subject matter, that there is a problem with the terms of the lease contract, that there is an error in the area of real estate registration and the actual area of the lease, that the area of property or land disclosure does not correspond to the approved area of the relevant sector, or that it is otherwise considered to be in default, and that the lessor will dispose of the bond as agreed。

    2. The highest bidder at the end of the competition is the final lessee, who shall, within three working days of the closing date of the bid, sign an electronic confirmation of bid and submit to the centre the original application for the transfer of physical assets (rental), a copy of a natural person's identity card, paper registration data such as a legal person's business licence (signature or stamp of a copy) and pay a two-month rent as a performance bond to the designated account of the lessor, otherwise the lessor is entitled to withdraw its lease title. The parties shall enter into a leasing contract within 30 working days from the date on which the bid is made and the final lessee shall pay the first-year rent, transactional services, within five working days from the date on which the lease contract is concluded and the payment account number from the trading centre is received, in accordance with the amounts specified in the electronic bidding confirmation. Within three working days of receipt of the first year's rent, transactional services, the centre issues a transaction certificate and forwards the first year's rent to the lessor's designated bank account。

    3. The date of delivery of the rented house is from 25 february 2022 to 1 march 2022, and the date of the contract is 1 march 2022 (the date of commencement of the lease)。

Follow-up rents are settled by the lessor and lessee themselves, and the rents for the remaining year are charged directly to the lessor's designated account one month before the expiry of the previous year's lease。

    5. If the lessee violates the relevant laws and regulations, violates the relevant regulations of the lessor, fails to operate as required during the cooperation period, sub-leases abroad, changes in the structure of the house without permission or fails to operate as required by the contract until the expiry of the cooperation period, the lessor is entitled to immediately deduct the corresponding amount of the performance bond。

    (1) if the lessee has not operated as required by the contract, or has defaulted, for example, on rent arrears, or if the rent has been withdrawn early for unilateral reasons, the school is entitled to a prompt deduction of the corresponding amount of the performance bond. When the balance of the performance bond delivered is less than one half of the original amount, the lessee must make up the performance bond within three days。

    (2) if the breach by the lessee results in the termination of the contract, the performance bond is deducted in full and its eligibility to rent the school house is disqualified as an undesirable service provider。

    (3) if the lessee does not do so during the period of cooperation, the lessor refunds the performance bond without interest after the expiration of the contract。
