Ii. The object of the guarantee
New citizens, young people and other persons who are employed in peaches, start a business and have no own ownership of a home or who have a home but where the building area of the household is eligible per capita. These include (not limited to) property services, architectural decorations, enterprise employees, graduates of higher education institutions (including universities and colleges), high-level talent introduced by key industrial chain enterprises, highly skilled graduate students and other talent, urban employment (with flexible employment) or self-employment with non-peach city domiciles less than five years old, as well as families with multiple, third-generation housing difficulties。
Iii. Conditions for application
The applicant must at the same time meet the following conditions:
(i) the applicant has paid social security contributions in my municipality for more than two consecutive years and is in stable employment
(ii) the applicant and his/her spouse, minor children, who have no own property in the place of work or whose home size is less than 30 m2 per person
(iii) not covered by public rental housing or covered by housing rental subsidy。
Processes
1. Application. The applicant, in possession of an identity document, a household register, a marriage certificate, a record of social security contributions for more than two years, completes the application form for the municipality's guaranteed rental housing and makes an application to the municipal housing security board, following a verification by the unit (enterprise) in which he or she is located; the applicant who has no fixed unit submits information to the municipality's domicile or municipality of residence and, upon a verification by the community, to the municipal housing security board。
2. Audit. The housing protection board for municipal residents receives applications on the basis of the terms of the declaration, reviews them within three working days, makes them available to the competent authorities and publishes them for a period of five days. They are admitted to the distribution if no objection or objection is made public。
Distribution. The applicant participates in the allocation of housing at the specified time and place, organized by the operating company. In principle, applications for rental accommodation are made in the order in which they are submitted, and the specific form of allocation is prepared by the operator. 4. Residence. The applicant enters into a contract with the operating company for the rental of a rented dwelling in the form of a letter of contact for the residence of the city of peach。
V. Security policy
Guaranteed rental housing is available for sale. After five years of the lease, the lessee may apply for conversion to a community-owned dwelling, purchase of part or all of the property, rent paid, and can be included in the purchase price; and the lessee's non-application for conversion to a community-owned dwelling is regarded as a policy of relinquishment of rental credits. The rate of rent for guaranteed rental housing is set at 70 per cent of the market rent for the same area and the same quality. The lessee's share of the first purchase of title is not less than 50 per cent. At the time of purchase, if the market assesses the price higher than the purchase price of the source, the price of the source purchase is 80-50% plus the cost of the renovation; and at the time of purchase, the market assesses the price of the purchase at 80-50% plus the cost of the renovation. The cost of the fit-out is based on a tripartite valuation of the interior fit-out at the time of purchase. The cost of selecting self-improvement is excluded。
