The subway downstairs finally went through, but the house price never went up。
If you're in beijing, living along the 12th line, you might even be the group of people who were happy to wait for the subway to open at the end of 2024 and the house to follow the price increase -- then you'll probably find that things aren't what you thought they were。
On 15 december 2024, the beijing subway line 12 was officially opened. It's been almost two years since we got there. The answer is straightforward: there's no full-line rise, and it depends on where you live. The core has a listing price up top, and the outer plate has a premium。

And you need to know the most important thing -- the vast majority of the "room prices along the 12th line" figures you can now see online, are the "list price" that the owner put on himself, not the price of the last deal。
Two elm trees and four queens are really expensive
Let's start with the question that concerns you most: where does it actually go up。
The housing platform was opened, and the perimeter of the haidash elm station is now one of the hottest plates along the entire 12th line. An average price of $81332 per square metre for the east of the elm tree and $87855 per square metre for the north of the elm tree. There is a 73-square-square-room in the sichuan region, with homeowners holding prices of $7. 3 million at a unit cost of $99727 per square metre — nearly 100,000。

The four qingqing bridge station is even stronger. The average price at honolulu mount is 122,000 square metres per square metre, and the capital of kim mo is even up to 140,000. This price did not come out of space. In august 2026, the surrounding four seasons of green land were filmed, and kim spent 9,761 million dollars to steal it, and the house floor price was 881 million square metres。

The developers were willing to smash the money because they were betting on this missing house, where the demand for sea-dwelling high netted people was set。
But note one thing: the heat of these plates is more because of the school district, the area and the scarcity of the starling itself, not all thanks to line 12. Two elm trees are located next to the village of shun-chun road, mid-kwan, where the attributes of the school district are already hard; qingqing itself is a low-density residential area with a high-end improvement and a volume rate of 1. 6. The metro is at best subdivision, not primary。
Toba and tamamura, didn't wait to see what the subway dividend was
If you live in the east dam, you may remember the words "the east dam is going to take off" before the 12th line opens. The reality is that, almost two years after its opening, the average price of the second-hand commodity house at the east dam was about 75,000 square metres, and the price of the new house on the plate fell even from $84,000 to $87,000 at the time of the deposition to $75,000. In other words, the new houses sold by developers are actually sold at a cheaper price than the original filing price。

The situation is similar in the vicinity of tamura station. See the second-hand room in the village of tamura in 58, for a total price of $5. 25 million for two flats and $62,500 per square metre per unit; 85 flat for 4. 9 million and $57648 per unit. The average market price for the whole village is 61,465 square metres. These prices are not rising, they are going down。

Why didn't the subway go up instead? The problem with the east dam is that the supply is too large. As many as nine new discs are being sold on board at the same time, and there are price wars. The fact that the village is more complex, that the field parking area on the north side of the haidian half-wall store, which is close to the 12th line, and the lower floors can feel the slight vibrations when the subway enters and exits, is an adverse factor that directly reduces the pricing space of developers。
Remember, the price you saw wasn't a deal
This may be the most critical sentence in the whole text。
Now all the house prices you can find along line 12 — $140,000 for the qingqing bridge, 88,000 for the elm tree, and 75,000 for the east dam — are all the prices that the owner put up, not the ones that were finally closed。
So you can't take the figure of $87855 in the north of the elm tree and come to the conclusion that "line 12 has raised the price here by 17 per cent" because, first, you have no idea how much it actually sold in this neighborhood last month; and, secondly, even if the price of the card is high, it may be just a change in the mental expectations of the owner, which does not mean that someone really wants to switch。
The only thing that can be ascertained is that in march 2026, the city-wide network of second-hand houses reached nearly 20,000 units, a 15-month high, with a cumulative total of 93,600 units in the first half of the year, the highest in almost five years. The market as a whole is warming up, but not evenly on every subway line。
So back to your question: is there a price premium on the subways along the 12th
If your home is in the heart of the sea, close to the village of nakagawa, and your base itself, the subway will be opened with more flowers, and the price will indeed go up。
If your family's mid- and long-term second-hand price increases in east dams, tamamura, or the camel camp have been clearly marked as "weak", the actual sale price of sam wenhua was lower than when the evidence was obtained, and the opening of the subway did not translate into an increase in the number on your property card。
It's not an illusion that you feel the difference between "promising to increase the results without moving." the beijing 12 line is not a magic route that can increase the price of a house on average by 20 per cent. It is only a mirror that clearly illustrates the scarcity of the core and the excess supply on the outskirts of the east dam。
