The maintenance of vacuum hot-water boilers is key to ensuring their long-term efficient operation, following the principles of periodic inspection, cleaning and replacement of components in order to prevent malfunctions and extend life expectancy (usually 15-20 years). Maintenance is divided into three levels: daily, quarterly and annual. Quarterly maintenance is focused on cleaning: after the boiler has been shut down, thermal exchanger surface ash (with soft brushes or compressed air) is cleaned to avoid carbon accumulation to reduce thermal effects; and the burner nozzles are checked for congestion and the movement parts (such as wind bearings) are lubricants. Annual maintenance involves professional services: testing of leaks in vacuum systems (with helium detectors), replacement of vulnerable items such as seals or vacuum pump oils; calibration of control system sensors (temperature, pressure) to ensure proper automatic protection function. The common problem is dealt with: if the vacuum is reduced, the seal may be ageing and replacement is required; if the efficiency is reduced, the heat exchanger is checked for dust (chemical cleansing is conducted every two years)。
Maintenance costs are low (2-5 per cent of the annual boiler price), but neglect can lead to malfunctions: for example, the accumulation of water can reduce efficiency by 10-20 per cent or even trigger a downtime.
